A Pacific Northwest modern home at blue hour — the scale and quality of the homes one26 works on

Projects

Exceptional homes,
done properly.

A small number of residential projects each year — new construction, whole-home renovations, and careful refinements to exceptional existing homes.

Architecture first.
Technology second.

The homes we work on share a common quality: they were designed with intention. Whether a new estate, a considered renovation, or a carefully maintained residence, they are places where the decisions made about architecture, materials, and light already matter to the people living in them.

Our role is to make sure technology belongs in that context — integrated precisely, calibrated to how the home is actually used, and reliable long after the project is complete.

01

New Construction

For homes designed from the ground up, the opportunity is complete integration from the start. Every pathway, every control position, every junction box is considered before the first wall is framed.

We join the project team during design development — reviewing drawings alongside the architect, mapping systems alongside the builder, and making sure what gets built can become a home that responds quietly and completely.

New construction is where we do our most considered work. There are no compromises forced by what already exists.

02

Whole-Home Renovation

When an existing home is opened up for renovation, we treat it as a second opportunity for integration. Existing systems are assessed carefully — what belongs, what should be replaced, and what can be improved without complicating the project scope.

Working within a renovation requires precision and close coordination. The systems we introduce need to fit the architecture as it was designed — not just fill the space that is available.

The result should feel like the home was always this way. Not retrofitted. Reconsidered.

03

Estate Refinement

Some homes need careful, targeted improvement rather than full renovation. A room that has never performed quite right. A system that has aged out. A new wing that needs to connect with everything else.

We take on refinement work when the existing home is fundamentally sound and the scope is clear. We are honest about what is worth addressing and what is not.

The commitment is the same as with a complete project: full attention, patient integration, and long-term support.

Every project
is different.
The approach
is the same.

We start with a conversation about what the home needs to do. From there, we assess the scope, engage with the project team where applicable, and develop a system that fits the home — architecturally and practically.

We don't take on more projects than we can give proper attention to. That is a deliberate choice. It means every project, at every stage, has our focus — and that we are still available long after the last cable is in.
